Both the ground floor dining table and the main first floor living room can easily sit 12 in style and comfort whilst the second social space is on the top floor and makes an ideal den for the younger ones in the group with beanbag seating for lazing on whilst playing board games or watching a movie. This house has lots of space including 4 full bathrooms and a toilet/cloakroom, added to which there will be no need to use sofa/chair beds to make up the numbers as there are enough full size beds to sleep 3 couples and up to 9 singles! This centrally located Grade II listed 6 storey regency town house with sea views from some windows is fabulously located for your family break in Brighton!

Great as a base for a visit to Brighton the house is moments from steps leading to the beach where within 5 minutes you will find one of the best crazy golf courses on the south coast together with the yellowwave beach volleyball courts, a children’s play area, outdoor yoga and beach sauna huts together with the swimming academy and a bookable outdoor gym. There are 3 family beach side café bars in the area offering a variety of choices to suit all whilst enjoying the stunning beach & sea views. From here the Pier with its fun fair & amusements, the Brighton zip wire and Volks Victorian coastal railway are all just a 10 minute walk away along the seafront towards all the action and attractions of the city centre. 15 minutes walk in the opposite direction and you will be at the Marina with 10 pin bowling, a large multiple cinema and assorted high street restaurants. This fantastic property is situated in the heart of fashionable Kemp Town. Local brasseries and food shops, antique shops, trendy coffee houses, pubs and restaurants are just around the corner and it’s a short stroll to the centre of Brighton with its famous Royal Pavilion and shopping and dining opportunities in the Lanes & North Laine.

First Floor

Bedroom One - Sleeps up to 6, in 3 sets of single bunk beds, this room features a wardrobe, dressing table, sea views from a window chair and plenty of floor space.

Bedroom Two - Sleeps 2, in a double bed, this room offers a dressing table and city skyline views.

Third Floor
Bedroom Three (master bedroom) - Sleeps 2 in a super king size bed with bespoke headboard plus a spacious built in window seat offering stunning se views. Alongside the built in wardrobes there is an additional chair to relax in. This room has its own marble clad en-suite with a large shower cubicle, WC and a dual sink.vanity unit.

This floor also features a separate marble clad Family Bathroom (usually used by guests staying on the second floor)- With bath, shower over, wash basin and WC.

Fourth Floor
Social room - A dedicated social space on the top floor featuring large mirrors with multi coloured lights & work space. There is also a 43 inch smart TV with freesat, Bose Bluetooth speaker and DVD Player, a selection of family friendly DVD’s & board games and beanbags to relax on. This room also features an en- suite shower room, wash basin and WC

There is a small balcony towards the rear of the property, on the first floor.

All bed linen and towels are provided.

There are a few steps up to the main front door from street level. The property is arranged over 6 floors.

Parking Information

There is no dedicated parking space at the property. The majority of Brighton streets have on street parking. Most streets are a mixture of resident bays and pay and display parking north of St James St. Resident bays and pay and display bays are free to park in after 6pm or 8pm, depending on the zone, until 9 am.
